Calculating Costs Per Square Foot
If you are building a home, or putting new flooring down in the one you have already, or computing the cost of painting a house, you will need to calculate the square footage to determine costs.
Painting a House
Painting a house is a good example. Professional house painters often base their price quote on square footage. Or, if you're doing the job yourself, you'll be able to calculate how much paint you need with a high level of accuracy.
To determine the total cost, you'll need to account for more than just the paint! Make sure you include the cost of materials like brushes and turpentine when you calculate for house painting – all the materials for preparing, mixing, applying and cleaning up paint.
A quote from a professional house painter will include all of those things, plus a charge for the time taken to do the work – this will be much greater for a large mansion than for a small apartment.
A gallon of primer, or base paint, covers 330 square feet and a gallon of other paint covers up to 350 square feet. Calculate paint costs based on prices that can range from $15 to $60 per gallon. Designer and specialty paint can increase house painting costs even more.
Putting Down Flooring
Flooring costs vary with quality and choice of materials.
Hardwood flooring is has a natural enduring quality. It works well in many different types of interior design, and it's an especially good choice to create visual room-to-room continuity for homes with open floor plans.Hardwood costs $3 to $8 per square foot, and exotic varieties can be much more expensive. Expect to pay $5 to $12 per square foot for professional installation.
Engineered wood has an outside of real wood backed by layers of cheaper plywood. This construction makes the flooring more stable and much less susceptible to changes in temperature and humidity than hardwood. Prices are normally cheaper than hardwood.
Bamboo flooring is made from bamboo stalks cut into long flat pieces, and then nailed to support boards. Bamboo is easy to maintain, but required regular vacuuming because sand or dirt can scratch it easily. Expect to pay $3 to $8 per square foot for bamboo flooring, and $7 to $12 per square foot installed.
Today laminate flooring can simulate the look of dozens of different natural hardwood materials. The printing process can also reproduce the appearance of a variety of natural stone, and ceramic flooring materials. Laminate flooring averages $1 to $7 per square foot. Installation adds $2 to $5 per square foot, depending on difficulty.
The many shapes, sizes, colors and textures of ceramic tile make it easy to create custom, one-of-a-kind patterns. Cost varies widely, and you'll find tile priced anywhere from $1 to $100 per square foot. Complementary decorative trim pieces and mosaic inlays cost more, and sharply raise the price of a tile installation. Expect to pay experienced tile-setters $4 to $12 per square foot.
Building a Home
When you decide to build a home, you will begin by studying house building plans that show rooms sized in square feet.
It will be good to compare what you see in those plans with rooms in other houses that you've seen. Calculate the square footage of a room you find attractive, and then look for a similar plan.
In terms of cost, take your estimate for the total value of the project and divide by the number of square feet. A 2,000 square foot home with total construction costs of $250,000 would cost $125 per square foot to build. Once you have calculated the cost per square foot, compare your project with houses that you've seen for sale. You can decide if the cost will provide you with what you are looking for, or if it's too expensive.
Spend another $50,000 on a gourmet kitchen, an elegant master bath, marble tiles in the foyer, a fancy curved stair, 10 foot ceilings, or any other combination of "above average" features or finishes and the price jumps to $300,000 but the square footage didn't change. So now, that same 2,000 square foot house would cost $150 per square foot to build; an increase of 20 percent. But do be aware that costs of similarly sized homes can also vary considerably due to the shape of the building, the number of corners or irregularities in the design, the type of foundation, the pitch of the roof, and many other design characteristics that are not directly related to the size of the house.
Bear in mind that these costs are just for the basics. Additions like staircases, fireplaces, wooden floors, or whatever you choose to make the house beautiful and functional, and the cost goes up.
Don't forget fees to local authorities, labor, special requirements from building codes, insurance, and a slew of other fees and costs. Try to put it all together before you lay the foundation.
